808 Happy and Healthy

After selling our townhouse in August 2021, we started house shopping.    Mortgage interest rates were below 3% so we wanted to by a house now before this went up.    We still had debt to payoff and had money from the house sale, but we prioritize the funds for the new house.    I used my w2 job to pay off large sums in the mean time.   Are ideal home was a 4 bedroom with garage, decent street parking and no maintenance fee.    We put in offers for 2 homes.    1 build in 1970 that needed a lot of work no association or maintenance and 1 build in 1990 with association, but no maintenance.    Our offer was not accepted for the older home since we only asked for asking.    For the 1990 home, we decided to offer $15,000 over asking.    It was a scary process!    I worried if I could pay this mortgage if it accepted.    I had to make mock budgets to see if I could handle this.  ...

Sorry for the lack of updates on this blog.     After my daughter’s birthday in April 2021, we started the process to sale our townhouse.     We packed up the townhouse, by the end of May 2021 we put our things in storage and moved in with my parents.     We couldn’t of stayed and wait to have a buyer, but I am a all in, all or nothing kind of person so when I say I am going to do something, like move out, there is no turning back!     We have been paying off debt and saving money for the house renovations.     We knew the summer would be a great time to prepare the house and sale it.     Hawaii’s housing market during the pandemic was so hot and we wanted to take advantage of that. Once upon a time I didn’t know a thing about investing. As a young nurse I was guided by my nurse mentors to contribute to my 403B work pretax retirement saving.  I always contributed about $3000 annually.  My works matches at 2%, so I get extra $1000 annually, yay!   I was referred by my nurse mentors to EA Buck , my financial adviser who helps me with tax and retirement planning.  They told me to invest in Midland National index universal life insurance, which I did.  I got a policy for $313,000.  I remember he told me to start a Roth IRA and pay off my debt, which I didn't.  I didn't talk to my advisor afterwards because life happened...  I just knew I needed to keep savings for retirement no matter what.  My parents didn’t talk about investing.  My friends didn't talk about investing.  I had no clue!
